Located on North 4th Street between Pine Street and Carolina Way, Highlands House is a boutique hotel designed to complement the charm and scale of downtown Highlands. Integrated into its mountain setting, it balances modern comfort with the character and walkability of the surrounding community.

The building features a cast-in-place concrete podium for parking and storage, with wood-framed upper levels for an efficient, context-sensitive structural solution. Warm materials and pedestrian-scale design reinforce its connection to downtown.

The hotel activates the streetscape with a coffee bar, lobby living room, lounge, and bar that open to a terrace overlooking Founders Park. An outdoor gathering area with a fire pit and landscaping enhances Pine Street. The program includes 71 guestrooms, seven incidental apartments, a fitness room, and a residents’ club room.
